What is The Grove at Waco?

It’s a top-quality Waco community designed especially with Baylor University students in mind. The Grove at Waco features a variety of spacious, furnished apartments plus a full set of community features such as an updated 24-hour fitness center, brand-new game room, outdoor fireplace, and more.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Grove at Waco has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The Grove at Waco pays a flat rate that includes:

  • Furnishings
  • In-unit laundry
  • High-speed internet
  • Water/sewer
  • Trash disposal
  • Electricity ($25 per person, per month allowance)
  • Community features – community clubhouse, fitness center, etc.

What size are the apartments?

The spacious accommodations at The Grove at Waco range from 2 and 3 bedroom apartments, with a private bedroom-bathroom suite for each resident.

Are the apartments furnished?

Yes, each apartment at The Grove has a furniture package that includes a full-size bed, desk and chair and a dresser. The living room includes a sofa, chair, coffee table, and end table. The kitchen includes a dining table, chairs, refrigerator with an icemaker and dishwasher. To see a sample of the furniture and other finishes, please visit our model apartment.

When do the contracts start and end?

The standard term is August 19, 2022 to July 31, 2023, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

After a Housing Agreement is signed, each resident is required to secure their financial obligation in one of three ways: by providing a qualifying guarantor (often a parent); by pre-paying the final two installments; or by purchasing a third-party guaranty from our partner, Leap. In limited cases, we may also waive the requirement for a financial guaranty if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Grove at Waco also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Grove at Waco?

Your living costs at The Grove can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Grove. Normal payment deadlines will continue to apply.

Is The Grove at Waco open to non-students?

Nearly all the residents at The Grove are students at McLennan Community College, Baylor University and Texas State Technical College. The per-person contracts are also designed with students in mind. Nonetheless, The Grove is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

The Grove at Waco has a monitored fire-sprinkler system and individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also available 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Grove at Waco is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Grove at Waco?

The Grove at Waco offers free on-site parking for residents and guests.

What other transportation options will I have?

A private shuttle picks residents up outside the community entrance and stops Baylor University. The shuttle bus runs runs from Monday through Thursday from 7:30am to 5:00pm and Friday from 7:30am to 2pm.
